Every day I receive many inquiries from families planning a move to Brevard County. I would like to provide you with all of the information you need in your discovery of our area and in your search for a new homestead.

Everyone wants a general overview of property values, the kinds of properties & neighborhoods available within a price range, information on schools, churches, job opportunities, and the like. People are even interested in the weather and want peace of mind about the kind of storms we get. And many people really wonder if alligators and snakes are a problem in Florida. All of this is important information for any family seriously considering a move.

The internet is the perfect source for some of the data you are seeking. So part of what I can do is to direct you to specific sites, such as I have done above on my profile page for information on the schools.

Beyond that, I would like to begin targeting your particular areas of interest. I can send listings that specifically target your price range and the kind of neighborhood you are seeking, with photos, directly into your mailbox. You will be amazed at how much better this is than spending hours surfing and waiting for one or two properties to pop up. Besides, I will send you current, active listings that really are available in areas that really work for you!

We should get you pre-qualified, even pre-approved for the financing you will need before we spend too many hours in researching your price range. Our goal is to discover what is out there for you. It is foolhardy to look at properties that are not really affordable, even if we are only looking over the internet.

I will make sure you are well informed, and provide you with ample opportunity to see as many properties as you want to when you come. And I will be ready for you, so that all of the properties you see will be right for your needs, appealing to you, and within your price range.

Two-way communication is the key. I will spend hours researching and working for you if you will spend a few minutes with me over the telephone or e-mailing back. HOW I WORK FOR YOU AT NO ADDITIONAL COST TO YOU

The listing broker offers a commission to the Buyer’s Agent whenever a property is listed on the Multiple Listing Service (MLS). This commission is published in the system so the brokers who are showing properties are informed of the commission amount before the property is even shown. These offerings, with slight variation, range from 2% to 4% of the sales price. Predominately, the offering is at 3%. This method applies to all properties listed on the MLS. The Buyer’s Agent’s fee is paid out of the Seller’s proceeds at closing. I earn 3%.

Most people are not aware of the fact that Builders generally offer a commission to brokers who bring their clients in to see their model homes. These builders do not reduce the cost of the home if the Buyer comes in without a broker. Neither do they increase the cost of the home if the Buyer comes in with a broker. This policy works to the benefit of all parties: 1) The Buyer has a better opportunity to thoroughly shop the market with the educated experience of a broker to work through the questions of which is best, to buy pre-owned or new. 2) The builder has the peace of knowing the broker will not try to direct a buyer away from their product in order to make a sale. 3) The broker can put forth full efforts toward the buyer’s best interest, whether for a new or pre-owned home, without being concerned about loosing a commission after working so hard, if the Buyer chooses for new construction. Commissions can vary, but 3% to the broker is standard practice in our area, paid by the Builder at closing. I earn 3%.

Properties being offered For Sale by the Owner are usually offered that way because the owner is trying to save the commission for themselves. There are also other reasons, but this is the most common. Owners selling for themselves are quite often willing to pay a reduced commission, so long as they save the listing part. A little conversation helps them to understand that buyers need help and engage real estate people to help them in all aspects of purchasing. They can also understand that the buyer is really paying the commission, because it is included in the purchase price. When the owners calculate the present value of their home by comparing it to the sale of other homes, they forget the fact the a full commission of perhaps 6% or 7% was paid out of the sales prices paid by those buyers at closing. Even though the commission is subtracted from the Seller’s side of the statement, the buyer has paid it in advance in the purchase price. Owners realize that a real service is rendered by brokers who work with buyers. This service is necessary and helpful to both parties. Owners are usually happy to sell their home directly through one broker instead of two and thus save whatever they can in securing a sale. As a Buyer’s Agent I am careful to complete market research so that my client is aware of the past sales prices of comparable properties. This works to insure that my commission is not added to the top of the property’s real market value; and, it helps the owner to know that their property is not worth more because they are selling it themselves. Owners realize that they should not expect to keep the portion of commission that is paid by others for a service that they are not able to provide. I earn 4% at closing.

Then I will send pictures and data on listings that meet your criteria. I will also seek out the right sites to provide you with the information you need about our area and send a map and other good stuff in the mail. As a part of the process I will help you to hook up with the right lender for your situation (if you need a lender). When you plan your trip to view properties I will help you find a hotel or motel if you need it, and pick you up from where you will be staying locally to take you to see properties. I will work with you as long and hard as is needed for you to complete your process of learning the market place, understanding your options, and making a decision. Once you have made a selection I will help you work through everything: market research, the contract, the negotiations, inspections, the survey, etc., all the way to the closing, and give you the information you need to establish your utilities hook-ups.

 

EVERYONE IS AFRAID OF BEING OBLIGATED, especially to the wrong person. I understand. If you want valuable assistance you will get good help from me, even though you are not at all obligated to buy a home. The nature of my business demands that I invest in people whether you purchase a home or not. Real estate brokers generally, are not paid by the hour like other professionals.
